What are the off-post housing options near Fort Drum?

Off-post options around Fort Drum come down to renting in Watertown and the surrounding towns, buying an existing house, or buying a new manufactured home in a nearby community. Buying a new manufactured home is the lowest entry point, starting at $135,000 installed at Indian River Estates in Theresa, about 20 minutes from post. VA financing can be used on manufactured homes, subject to lender approval and program guidelines.

The three real options off post

If on-post housing is not available or not what you want, the choices near Fort Drum sort into three buckets, and each has a different tradeoff.

Renting is the fastest and the least committing. It also means your housing allowance goes to a landlord, and in a market with steady rotational demand you are competing for the same inventory as everyone else who just got orders. Rents in the Watertown corridor respond to that demand.

Buying an existing house builds equity, but the entry cost is highest: down payment, closing, inspection, and whatever the house needs. It also takes the longest to close, which is awkward against a report date.

Buying a new manufactured home in a community sits between the two. You buy the home, lease the site, and your entry price is dramatically lower than a site-built house because land is not part of the purchase. Our entry plan, The Hudson 16×76, is $135,000 installed with three bedrooms, two full baths, and 1,191 square feet.

Running the BAH math honestly

Your allowance is a fixed monthly number for your rank, dependent status, and duty location. The question worth asking is not whether you can cover rent with it. It is what you have to show for it at the end of a three-year tour.

Do the comparison properly. On the rent side: monthly rent plus renter's insurance plus utilities not included. On the buy side: loan payment plus lot rent plus homeowner's insurance plus utilities. If the two numbers land close, the buy side is producing equity and the rent side is not. If the buy side lands under your allowance, the difference is yours.

We are not going to publish a payment estimate here, because your payment depends on your loan program, term, rate, and down payment, and those come from your lender, not from us. What we will do is give you the installed price and the current lot rent for the specific site you are looking at, so you can plug real numbers into the comparison instead of guesses.

VA loans on manufactured homes

VA financing can be used for manufactured homes, subject to lender approval and VA program guidelines. Eligible service members, veterans, and surviving spouses may be able to finance with little or no down payment, and VA loans do not carry monthly mortgage insurance.

The catch worth knowing early: not every lender writes VA loans on manufactured housing. Plenty of loan officers handle VA purchases on site-built houses all day and have never done a manufactured home file. Ask directly, before you get attached to a plan. We can point you to lenders who work with both regularly. Our financing guide explains how home-only loans differ from mortgages and what documents to have ready, including your Certificate of Eligibility.

PCS timing that actually works

The timeline is the part people underestimate, so work backward from your report date.

As soon as you have orders, call and tell us your window. We can identify which models are available for that window and hold one while you sort financing.

Start the lender conversation before you arrive, not after. Pre-approval is the long pole, and it can be done remotely with documents you already have: LES, W-2s, bank statements, ID, and your Certificate of Eligibility.

Reserve the home and the site next. That locks your price and your location, and it lets us schedule site prep and delivery around your arrival rather than after it.

Plan for the set. Delivery, set, tie-down, utility connection, skirting, and steps happen on a schedule we coordinate. Northern New York winters affect site work, so a January report date needs a longer runway than a July one. Tell us early and we will tell you honestly what is achievable.

What Indian River Estates actually looks like

Indian River Estates is in Theresa, roughly 20 minutes from Fort Drum and about the same to Watertown, with Evans Mills about 15 minutes out for everyday shopping. It is a managed community with paved roads, community water and sewer, and on-site management, and it is where our new homes are being placed now.

For families, the practical draw is a short and predictable commute in a small-town setting, with four-bedroom plans available if you need them. The Boone 28×56 at 1,493 square feet and the 28×76 plans at over 2,000 square feet cover larger households.

If you are also considering assignments or work south of here, we have a second community, Indian Hills MHC in Phoenix, about 25 minutes north of Syracuse. Full area details are on our Watertown and Fort Drum page.
