Yes. VA financing can be used for manufactured homes, subject to lender approval and VA program guidelines. Eligible buyers may finance with little or no down payment and no monthly mortgage insurance. Not all lenders write VA loans on manufactured housing, so apply with one that does. We can point you in the right direction.
There is no single cutoff. Manufactured-home lenders look at credit history, income, debt load, and down payment together, and different programs have different minimums. Government-backed programs are generally more flexible than conventional ones. The practical step is a free pre-approval, which tells you exactly where you stand.
A chattel loan is secured by the home only, which fits homes on leased community sites like ours. It closes faster with less paperwork, but terms are shorter and rates higher. A mortgage is secured by the home and the land together, requires land ownership, and generally offers longer terms and lower rates.
It depends on the program and your credit profile. Some government-backed options allow very little down, while conventional manufactured-home programs typically ask for more. If you are a current resident, the Community Loyalty Appreciation Program can provide up to $10,000 toward the down payment on a new home.
No. Dolorean Development Corporation is not a lender, mortgage broker, or financial advisor. We sell and place the homes, and we connect buyers with third-party lenders who finance manufactured housing. All loan terms, approvals, rates, and disclosures come directly from the lender you choose.
Current residents of Dolorean Development Corporation communities qualify, based on length of residency and account standing. Residents with up to 5 years of residency may qualify for up to $5,000, and residents with 10 or more years may qualify for up to $10,000. Final eligibility is subject to program qualification and community approval.
Up to $10,000. Assistance is tiered by how long you have lived in the community: up to $5,000 for residents of up to 5 years, and up to $10,000 for residents of 10 or more years. Your exact amount is confirmed in writing when your application is reviewed.
Assistance applies to new manufactured homes purchased through Dolorean and placed in one of our communities, including all six Clayton Epic models from the Hudson 16x76 at $135,000 installed up to the 28x76 four-bedroom plans. It does not apply to resale homes purchased from third parties.
Yes. The assistance is applied toward your down payment, which reduces the amount you finance. You still complete a normal loan application with a participating lender, and the lender confirms how the credit is documented at closing. Assistance is not a loan and is not repaid.
Contact our office at 315-934-3150 or through the contact form to request a program review. We confirm your residency length and standing, help you select a home, and connect you with a participating lender for pre-approval. Assistance is confirmed in writing before you reserve your home.
We offer six new Clayton Epic models: 16×76 single-wides and 28×56, 28×60, and 28×76 double-wides. Homes feature modern floor plans, updated kitchens and bathrooms, and energy-efficient construction. Available models and pricing vary by community - contact us to see current inventory.
As part of the Phase 1 structure of the program, participating residents agree to transition out of their current home when moving into a new home within the community. Management may assist with reviewing estimated market value, listing and marketing support, coordinating buyer inquiries, and providing guidance throughout the transition process.
